This experience was from years ago, but have to add considering my other hotel experiences in NYC have been quite underwhelming. Best in the city that I have stayed in, and it's not particularly close

I stayed for 6 nights at the end of July 2025 in the one bedroom city view suite. The location is perfect, a short walk to central park, multiple subway lines, and 5th avenue shopping. I could hop on the subway and be in the theatre district in 5 min, SoHo in 20 min. The hotel is modern, understated elegance with a peaceful zen vibe. The room was simply amazing, well designed and high tech. The staff and room service were superb. I didn't want to leave and will be back. Regarding prior reviews about the noise, the hotel is located in a busy part of midtown Manhattan, so there is some low level ambient street noise that is typical for NYC. I'm a light sleeper, and it didn't bother me at all. Floor to ceiling glass windows increase the noise level a bit but add to the openness with the surroundings. I've stayed at the Ritz-Carlton central park south that is extremely quiet but has small windows and is rather dingy and dated with an uncomfortable room.

Bear with me as this is a bit of a lengthy review. Pros: -great location, easy to get around from this hotel -spacious rooms/bathrooms for New York -bathroom has a nice large rainfall shower and tub with a nice view -we didn’t hear any street noise Cons We arrived at 2 pm and left our bags and were told that we would get a call when our room was ready…we did not get a call so we headed back to the hotel at 4 to check in as we had plans for the evening and wanted to change and freshen up. When checking in it seemed like they still didn’t have any rooms available and were scrambling to find something. Then we were told we were being given a complimentary upgrade this one time which ended up just being the same basic king room we booked to begin with. I didn’t appreciate that they tried to make it sound like they were doing us a favor. We were told earlier at 2 that our bags would be waiting in our room upon check in but I guess because they didn’t have any rooms available until literally at check in they didn’t do this. So instead we waited 30 minutes for our bags to arrive when we were on a strict timeline and needed stuff out of our bags and expected the situation to be taken care of earlier. Even the home2suites I stayed at in Indiana last week let me check in 1.5 hours early. I was let down that even at check in time they didn’t seem ready for us. Next came the smell, the room reeked of onions? When we came in it smelled like someone had left their old food in the room rotting for hours and the housekeeping had just taken it out. It was gross but luckily had mostly dissipated by the time we came back in the evening. There were also stains on carpeting, countertops, and other general wear and tear that showed the age of the room and lack of care (our curtains/blinds worked about half the time). On top of that we didn’t find the staff to be very friendly or helpful. I said hello to some staff members who just gave blank stares back. I went to school for hospitality and tourism so I totally understand that it’s not always a fun job but for this expensive of a hotel I do find that to be distasteful. We also weren’t offered any help with our luggage as we entered the hotel which again seemed odd given the caliber of hotel. (We were offered help when leaving, so I appreciate the doorman that was there as we departed.) All in all, this is a hotel that’s in a great location and we definitely enjoyed coming back at the end of a long day to a relaxing and spacious room/bathroom. We thankfully paid with points for this trip, but I would never pay with cash at this property given what we experienced. If you are used to luxury travel this will surely disappoint you. If you are just looking for a large room and convenient location in a posh building then this hotel will do the job. I don’t regret the stay at all, but I did leave with a lot of disappointment about this property. I will likely come back at some point with points, but again if you're spending cash I think this hotel falls short of the expectations.

Five stars in name only. Service and cleanliness are far from exceptional, unlike other Park Hyatt properties. As a Hyatt Globalist, I’ve had positive experiences globally, but this property consistently disappointed. Upon arrival, our arrival gift was a dirty bowl of fruit well past its prime. Our room was $3,000 a night and we were there for seven nights. Our rooms were neglected. Previous guests’ bodily fluid residues were on the bathroom walls, dust and pubic hair were beneath the vanity, and there were crusty smudges throughout the room. The furniture and carpets were stained and tattered. Front desk and valet service was nonexistent. We often couldn’t get help with luggage, hail cabs, or other needs. The check-in process was inefficient. There were no other guests checking in or out at the time. The breakfast was mediocre, and the servers were surly and unhelpful. We were often seated at a table that had been used and left uncleaned. I raised these concerns with management, but they didn’t address them promptly. It took two days to remove a mysterious substance from the water closet wall. They tried to compensate with discounts, which I don’t care about. I prioritize a clean room over and good service over anything else. On the final day, we used the emergency exit due to an elevator failure. We found equipment stored in the stair landings, blocking the emergency exit. I alerted management, but the obstructions remained. This property doesn’t meet Park Hyatt standards. It should be reclassified as a lower brand to accurately convey the quality of amenities to guests. Avoid staying here if you expect exceptional five-star service.
